100 and 150 Hooper

In collaboration with Kilroy Realty, non-profit PlaceMade, and Pfau Long, FORGE designed 315,000 SF of office and 83,000 SF of light industrial at 100 and 150 Hooper Street, at the intersection of San Francisco’s Design Center and Mission Bay districts. Two, four-story buildings provide light industrial workspace on the ground floor and contemporary office on the upper floors, while a third building, 150 Hooper, is exclusive to light industrial tenants. Industrial units begin as small as 1,200 SF and feature roll-up doors, high ceilings and mezzanine possibilities. Retail, food service, and bar/restaurant space are also tenant possibilities. A public plaza, communicating service space dubbed “The Alley”, and sky bridges that span the two main buildings establish a work environment that feels more like a community. Features including onsite solar, a pollinator-friendly landscape, deep domestic water reductions and a highly connected location contributed to the development obtaining a LEED Platinum certification.
